A 92 level hotel designed by Bates Smart looks set to become one of Australia’s tallest towers and Brisbane’s highest.
The 111+222 mixed-use development in Brisbane consists of two buildings: a 36 level 45,000sqm commercial office building at 111 Mary Street, and a 92 level five star hotel and residential tower at 222 Margaret Street.

The lowest four floors will form a street scaled podium designed to provide an active ground plane with a public through site link between Mary and Margaret Streets. It has an eight level basement car park accommodating 980 cars. The basement has been excavated, with an eight-storey hole in the ground at the site since its previous owners went into receivership in 2009.
Brisbane City Council’s planning committee has approved the development and today it was set to gain full council approval.
Developers John Kinsella's Billbergia Group and AMP Capital Investors had revealed the plans for a premium hotel for the site earlier this year.
The project is expected to take about five years to complete.
The tallest of the two-tower development was to be 90-storeys however it was altered after the Brisbane Airport Corporation deemed it too tall.
According to Bates Smart, the development has been created to efficiently maximise its height, delivering a building that is tall, environmentally sustainable and responds to the sub-tropical climate of Brisbane.
At 300m in height to the architectural top of the building 222 Margaret Street will be one of the tallest buildings in Australia with the highest occupiable penthouse. Situated 200m from a future metro rail station on the edge of the CBD, residents will have easy access to mass transport and to walk to work in the city. The high density mixed-use development incorporates living/working/shopping and accommodation, creating a microcosm of a sustainable city.
