
Custom rugs meet high-end aesthetic and durability brief at luxury waterfront residences
SynSisal® Winthrop area rugs were designed to anchor and define key community shared spaces such as the conference rooms, media lounge, and entertainment lounges.
The vision: High end mixed use | A mix of textures and neutral tones
ASHER Water Street Tampa is like a city within a city, perfectly situated along South Tampa’s downtown waterfront. Spanning 56 acres, this expansive development features 501 luxury apartments and fully furnished extended-stay suites. Designed as a vibrant mixed-use space, it offers a blend of upscale living, community engagement, and entertainment, with an array of on-site amenities – including a café, fitness centres, co-working spaces, a resort-style pool with cabanas, and more.
The architectural design is distinguished by its floor-to-ceiling, gridded factory-style windows, which flood the interiors with Florida’s signature natural light. Inside, the decor embraces warm, earthy neutral tones, creating a sophisticated yet inviting atmosphere. This large-scale project is another collaboration between the renowned Morris Adjmi Architects and Method Co. Hospitality, the same team behind the Pinch Hotel – further showcasing their expertise in seamlessly merging design and functionality.

The project: Natural and neutral palette combined with durability
Having previously found success with the product, the specifier for Morris Adjmi Architects was drawn to the SynSisal® Winthrop weave in Cedar for all area rugs considered in the ASHER Residences project.
SynSisal® is a high-performance synthetic sisal textile made from ECONYL® recycled nylon, with the Winthrop weave featuring a classic bouclé pattern. At first glance, its natural, organic look seamlessly complements the wood and leather upholstery of the furnishings, as well as the richly grained panelling that enhances the walls and ceilings throughout the expansive 7th-floor resort level.
Despite its aesthetic appeal, the specifier had important concerns about durability. Was SynSisal® truly contract-grade? Could it withstand the high foot traffic of the lounges and the continuous wear from chair casters in the conference rooms and co-working spaces?

The product: Spotlight on SynSisal’s durability
Fortunately, the answer to all concerns was a resounding positive. SynSisal® is certified as Class 33 – Heavy Contract Grade for durability and holds a Type 1 / Class A fire rating. Designed to endure high-traffic environments, it easily stands up to daily wear from hundreds of residents – whether they’re tracking in water from the pool, rolling office chairs across its surface, or dealing with the occasional food spill in the club lounge.
After reviewing sample swatches, Morris Adjmi Architects placed an order for Winthrop area rugs in the highly serviceable colour of Cedar, including a custom extra-large 16′ x 18′ piece for the co-working lounge. These rugs were designed to anchor and define key community shared spaces such as the conference rooms, media lounge, and entertainment lounges.
