Realm Australia, a new dedicated residential rental business, is entering the Victorian market with their first build-to-rent project in south-east Melbourne. Realm Caulfield, which is scheduled for completion in November 2022, is designed by leading Australian practice ARM Architecture.

The mixed use Realm Caulfield will offer 437 rental apartments above a lively shopping precinct to be known as Caulfield Village, including a full-line Coles and 24 other curated lifestyle and hospitality speciality stores. The development is located 300 metres from Caulfield Station, adjacent to Caulfield Racecourse and less than 15 minutes to Melbourne’s CBD.

With the development planned as a long-term rental asset, ARM chose materials that would go the distance at the 10-storey apartment buildings, including sturdy brickwork, which was selected for its permanence and residential feel.

The buildings are also constructed with robust internal finishes such as durable timber-look tiles, as well as natural materials such as bronze, brass and natural stones that are featured throughout the apartments and studios, and across the site’s pools, gyms, lounges, and community amenities.

Future rental residents of Realm Caulfield will also have access to a diverse range of communal spaces, both internal and external, celebrating the property as a great place to live. A rich variety of services, transport connections and retail and leisure offerings ensures everything residents need is on their doorstep.

Realm Caulfield exemplifies ARM’s aspirations to deliver a sense of belonging and community through architectural and urban design, says ARM design director Neil Masterton.

“We worked with a range of stakeholders to ensure that Realm Caulfield is a crafted neighbourhood reflective of resident aspirations.”

Backed by Blackstone’s Real Estate funds, Realm Australia is committed to transforming the rental experience, and help address the rising demand for rentable, high-quality and professionally managed homes.

Tom McDonald, a principal in Blackstone’s Real Estate team, said: “There’s a growing demand for rented residential properties, which spans across multiple generations. It’s important to have a range of housing types, tenures and price points in the right locations and across the housing continuum. What sets Realm Australia apart is that it is a specialist standalone rental only business.”

Prospective tenants can currently preview and pre-sign at Realm Caulfield prior to its official opening later this year.
