All eyes are on Adelaide, as the largest Green Star development to be undertaken in Australia, to date and on completion, is underway. City Central Tower 1 in Adelaide’s CBD will be among the most advanced buildings in Australia for design and efficiency. It is also the first 5 star Green Star V2 certified project in South Australia.

City Central Tower 1 is the first stage of the City Central mixed use development which is located in the heart of the Adelaide CBD. The development comprises almost an entire city block of approximately 1.7 hectares bounded by King William, Waymouth, Franklin and Bentham Streets. Upon completion, it will include a number of office developments and refurbished heritage buildings linked by open plazas and walkways.

In another first, it is the largest single development ever undertaken in the Adelaide CBD. The site has been designed by the architect firm Woods Bagot. The services are being engineered by Lincolne Scott and the structure, by Connell Wagner.

There are many noteworthy green building design features. Passive chilled beam air-conditioning technology provides energy efficient cooling — this building has the most extensive use of the chilled beam technology in Australia. It also has ventilation at a rate 100 per cent greater than the Australian Standard. Outside air supply has no re-circulated component (one-pass system) thereby reducing health problems and improving alertness and productivity. There is also a highly efficient spectrally selective façade glazing with external shading and a naturally ventilated atrium.

Not only is the building sustainable in its general usage, but care was also taken during construction: 60 per cent of the construction waste was diverted from landfill. On the surrounding land, an agreement has also been established to participate in a tree-planting program to offset carbon dioxide emissions. 20 hectares of native mallee trees will be planted over the next five years — effectively making it a carbon neutral building.

Sustainable materials were also used in the construction of City Central Tower 1 — including recycled structural steel and sustainable timber. Fixtures are AAAA rated, and water usage is significantly cut through the inclusion of waterless urinals and taps with a flow restrictor.

The building will be home to a number of high profile organisations, such as the Australian Bureau of Statistics, a South Australian Government ministry and Deloitte Touche Tohmatsu.
