Billionaire developer Bob Ell says he intends to move his company Leda Holdings into the most extravagant end of Australia’s residential housing market.

His company has lodged a development application with North Sydney Council to build a four-storey, nine-bedroom house, which would be one of the largest waterfront properties on Sydney’s North Shore.
The $12 million proposal in Cremorne also includes two pools, a rooftop tennis court, a separate office-wing with a room for board meetings, and parking for eight cars including an underground garage accessed by a car-lift and tunnel.
Ell told the Sydney Morning Herald the house was a ‘speculative development, part of Leda's move into large homes for the ultra wealthy’.
Three adjacent properties had been scooped up by Leda for around $16 million, before it lodged the plans to demolish three houses. The Herald reported that Leda conceded the plans did not meet the council's controls on height and the size of its landscaped areas and that it ''will result in the loss of views from some adjoining properties'', but that the breaches and view loss are minimal.
