The spring racing carnival saw a sleek sculptural residential property release, the Sunset Waters development designed by FGR Architects.

The new waterfront development is 150 metres from Flemington Racecourse on Maribyrnong River, the four dwellings billed as “a must for race goers of the horse and boating variety”.

Modernist FGR Architects designed the residences grading down to the riverfront, enabling each to capitalise on the northwesterly views spanning the river.

Considered architecture with concrete walls and flooring presents low maintenance living and a canvas for softening with furnishings.

Director FGR Architects, Feras Raffoul explains the river view as a predominant design consideration.

“The ability to see the water upon entry into each dwelling is key to this project and continues from entry through to the main living area from which the view spans over the grand terrace.

“Also important to note is the privacy of each residence due to the set back balustrade

on the terraces, creating a horizontal isolation within each residence,” he said.

The marketing for the release explains that exquisite European fixtures and fittings have been specified with Italian porcelain tiles, Miele and Swiss V Zug appliances including gas fires, as well as Falper bathroom consoles. Each dwelling comes with car parking of two to five spaces, ‘part of which canbe converted to wine cellar’.

Environmentally Sustainable Design (ESD) is considered by FGR with solar electricity, and the concrete form an environmental building material for its resource efficiency, durability and thermal mass.
