The Ausgrid Learning Centre (ALC) designed by DEM Architects has received the first 6 Star Green Star As Built Rating for an Educational facility from the Green Building Council of Australia (GBCA).

The project also took out the Master Builders Association (MBA) Award for Energy Efficiency in October.

It is the second 6 Star Rating for the project; it also awarded a 6 Star Green Star Design Rating last year.

Designed by DEM Architects and constructed by Brookfield Multiplex, the overall built form consists of four interconnected pavilion style buildings arranged to create a series of significant internal and external courtyard spaces for both training and recreational uses.

Located at 48 Holker Street, Silverwater the 17,200 sqm ALC spans three levels and consolidates Ausgrid’s services from the four locations into one fully integrated learning facility.

Brookfield Multiplex’s collaborative approach helped facilitate the installation of two innovative technologies including the in-situ slab ducted cooling systems for class rooms and ground source heat rejection. The project also involved the procurement and installation of a number of unique systems including tri-generation and 260 photovoltaic cells.

Additional ESD features include gas-driven tri-generation power utilising 55 geothermal bores for heat rejection, a combination of mechanical cooling and heating systems, natural and mechanical ventilation, rainwater harvesting and grey water re-use as well as electric vehicle charging stations. 3-point Green Star concrete containing 20 per cent recycled content was also used on the development.

The tri-generation plant is able to produce enough electricity to power the equivalent of 50 homes for one year and provides heating and cooling for the centre. These energy efficiency measures are expected to halve the learning centre’s power usage enabling Ausgrid to reduce its costs by approximately $60,000 each year.

The project was supported by the Education Infrastructure Fund, an initiative of the Australian Government which has been responsible for developing infrastructure for higher education institutions, research institutions as well as vocational education and training providers.
