SITE HISTORY
• The Hotel Bondi was constructed in 1919 and was one of the first buildings to be built along the beachfront.
• The Hotel has been Heritage listed by Waverley Council.
PROJECT DESCRIPTION
• The Beach House is a high-end residential development comprising 40 apartments in a range of one, two and three bedroom configurations, as well as retail tenancies and basement parking for 97 cars.
• The development site was created with the sub-division and sale of the non — Heritage part of the overall Hotel Bondi site.
• Apartments are generously sized, ranging from 60 square metres to over 200 square metres with large external living areas and parking. They are replete with high-quality finishes.
DESIGN FEATURES
• A central ground-level arcade links Campbell Parade and Gould Street thereby activating the central portion of the site and also providing physical separation between the new development and the Hotel.
• Internal lobbies feature landscaped courtyards, providing natural lighting and ventilation to a number of apartments.
• Some apartments feature dual frontages to both Campbell Parade and Gould Street.
• Internal common circulation areas are minimised to permit a maximum number of naturally cross ventilated apartments.
• The facade fronting Campbell Parade and the Arcade is a modern reinterpretation of the Hotel Bondi facade and features
External:
• Stucco and smooth finished masonry walls.
• Off Form concrete feature solid balustrade panels.
• Use of frameless glass and Alucobond cladding to balustrades.
• Hardwood timber features on outdoor decking areas and pergola members, with weathered timber used in the arcade as cladding.
Internal:
• Use of Hardwood timber floors and custom designed wool carpets.
• Imported Vietnamese patterned tiles are used on floors and walls.
ESD FEATURES/ SUSTAINABILITY
Most apartments feature natural cross ventilation.
• Solar panels are used to boost the gas water plant.
• Insulated walls and roof to prevent heat loss and gain.
• Energy effective condensers are used for all air conditioning systems.
