The WA State Government is addressing the shortage of affordable housing by moving ahead with three major developments in Perth’s southern and north-eastern corridors.

Projects at Golden Bay, south of Rockingham, Hammond Park in Cockburn and Henley Brook near Ellenbrook would boost the supply of serviced land for homebuilders by 5,277 lots.

The 160 ha coastal site at Golden Bay will be developed into residential lots, a primary school site and a commercial area.

By incorporating a range of lot sizes, from cottage to larger coastal blocks, a variety of housing types and styles will be possible.

The first stage, incorporating 150 residential lots, is expected to be completed in early 2011. Ultimately, around 2,100 lots will be developed on the site, subject to planning approval.

Brookfield Multiplex will develop Henley Brook in a joint venture, 20 km north east of the Perth CBD. Around 225.7 ha of residential land will be developed to create a total of 2,777 dwellings over the next 15 years.

Development of the first 140 lots is expected to begin mid-2010. Another joint venture is under way in the southern corridor.

At Hammond Park, 25 km south-west of the Perth CBD, the Department of Housing will joint venture with Gold Estates to develop and market over 400 new home sites on 32.31 ha of residential land.

Currently mainly undeveloped bushland, the site is adjacent to the southern railway line, the Kwinana Freeway and the Gateways Shopping Centre and close to existing schools, hospitals and employment centres. It is anticipated the Hammond Park development will be completed over a six-year period.

Each development will include some public housing, with the ratio of public to privately owned homes to be consistent with the existing departmental policy of around one in nine.
