Standing alongside South Yarra’s iconic intersection, Toorak Rd and Chapel St, ILK contemporary multi-residential development offers a new form of apartment living.
Developer Little Projects revitalised the former ANZ site located on 227-229 Toorak Rd, South Yarra, to deliver the 388 new apartments.
Designed by architectural practice Cox Architecture and constructed by Hickory Group, ILK offers bespoke one and two-bedroom apartments with spacious balconies and three-bedroom penthouses with views of Melbourne’s city skyline, the bay and beyond.
The apartment kitchens feature stainless steel Miele appliances and the bathrooms include a free- standing basin and rain shower. A concealed space has also been reserved in each apartment for the washing machine and dryer.
Four colour palettes were offered to buyers to encourage the occupant to inject their own personality into their home.
Cox Architecture Director, Patrick Ness said ILK is the first collaboration between the architecture practice and Little Projects and sets the standard for modern contemporary living in Melbourne.
“We wanted to create a classic building, one that still fits in with the street and surrounds in thirty years.”
“You cannot separate ILK from its location; it’s meant to be here and wouldn’t work in any other area. This is a testament to how each aspect has been so well considered,” said Mr Ness.
Responding to the immediate streetscapes of the famed Forrest Hill precinct, the building spans 24 floors and features a robust façade of contrasting materials, including pre-cast concrete, timber, zinc, tinted glass and steel.
A podium on level nine is the gateway for community interaction, opening onto an expansive outdoor area landscaped by Tract Consultants and complete with a teppanyaki bar, picnic area and cinema room.
ILK also offers residents a range of health and wellbeing facilities including a gymnasium and 20-metre swimming pool that opens out onto a sun deck with an elevated garden.
Little Projects managing director Michael Fox says the project has been one of the most successful for the developer, challenging buyer’s expectations of quality multi-residential living.
“The level of detail injected into this project is remarkable with the sheer quantity of amenities that has been delivered. Everything from the gym equipment through to artwork has been carefully considered to ensure the ultimate living experience for the purchaser,” Fox says.
“The project has exceeded the highest standards that are expected by today’s savvy buyers, demonstrated by its sell-out success and has set a precedent for the marketplace,” he concluded.
