The NAB building at 700 Bourke Street focuses on sustainability and flexible working space in order to create a working environment that fulfils NAB’s objectives not only now, but well into the future. NAB’s primary objective was to create an authentic workplace that would enable them to realise the potential of their people, customers and communities.

The project was also a catalyst for NAB’s business transformation, enabling them to consolidate their Melbourne property portfolio by exiting six other CBD properties and rethinking how the business worked together. The goal was to achieve a building that allows the building to connect, cross-fertilise and maximise business efficiencies.

700 Bourke Street has created a business precinct for NAB, integrating existing workplaces at 500 Bourke Street, 700 Bourke Street and 800 Bourke Street and over 14,000 staff within a 1km radius.  It was always envisaged that 700 Bourke Street would be a central meeting point between 500 Bourke Street and 800 Bourke Street. NAB is now seeing this vision come to life.

The building consisted of a new 14-storey enhanced premium grade office over 75,000m2 GFA, (63,000m2 office NLA) with levels two and three providing spaces for NAB customers and the community by way of collaborative spaces, a theatrette, retail, food and beverage tenancies and the NAB Smart Store. The building is centrally located adjacent to Etihad Stadium, with main access via the concourse at Level 2 leading to the stadium and Southern Cross station, providing excellent access to public transport for occupants. 

Key initiatives:

  • Tri-Generation system generates some electricity onsite, but also used for heating hot water, domestic hot water and in the absorption chiller system to provide cooling for the base building air conditioning system.
  • Water efficient fixtures, fittings and white goods have been installed throughout the building
  • Black water treatment system is provided for the building to collect and recycle black water onsite to be reused for the cooling towers
  • Rainwater harvesting is reused onsite for toilet flushing
  • The majority of the flooring and furniture has been sourced from accredited sustainable suppliers
  • Up to 30% of the concrete used in the building’s structure is recycled
  • Over 80% of construction waste materials recycled.
  • Other materials that had percentages of recycled content, included carpet tiles, spray applied acoustic insulation to soffits throughout, speedpanel (within risers, etc. for fire separation), blockwork
