IAG House at 388 George Street is an A-Grade commercial office building that was originally completed in 1976 and refurbished in 1998 and again in 2009. It has 28 office levels with an NLA of 38,743 sqm and 80 car spaces. The 2009 refurbishment is a prime example of how a previously under-performing asset can be transformed to a highly rated environmental property.
DESIGN DESCRIPTION
The triangular design of IAG House maximises potential views and sunlight penetration by opening up the entire corner space. The core of the building is positioned at the back of the site, the apex of the triangular structure.
To further optimise building design, a range of technologies were used in the refurbishment of the property. In the base building areas, a new Building Management Control System was installed along with smart metering, fire indicator panel and detectors, T5 lights, lighting control system, new boilers, variable speed drives to pumps and fans, high efficiency fan and pump motors, rainwater harvesting, lift upgrade, bathroom upgrade and a new base building security system.
By installing dampers on each office floor the existing fire engineered solution was replaced with a deemed to satisfy solution. This has made annual fire compliance simpler and easier to manage.
The ability for building managers to control level by level isolation also contributes to energy savings. For example, air conditioning can be channelled to one level, avoiding the problem of unecessary air circulation to empty floors.
Dampers will also prove beneficial with future renovations as levels can be closed off to avoid the spreading of fumes and disruption to other floors.
