Silk on Racecourse is a high-end retail and apartment complex on Racecourse Road in the exclusive Brisbane suburb of Ascot.
Exuding urban sophistication, this recently completed boutique apartment development designed by Loucas Zahos Architects and built by Geocal Constructions is located in the heart of Ascot Village.
Just 7km from the Brisbane CBD, the apartments are in a prime location, only minutes from the Brisbane River and the major Bretts Wharf waterfront redevelopment site. The mixed use development comprises 12 spacious residential apartments located above two levels of retail and commercial premises. Configured in two, three and four bedroom layouts, the bespoke apartments could be customised by their new owners at the planning stage, making them truly unique living spaces.
Glazing played a major role in the design of the building’s façade, helping to deliver light, airy apartments that maximise the leafy district views. Alspec’s high performance window and door framing products were selected to complement the high-end build, integrate indoor-outdoor living spaces and deliver crucial function and performance credentials.
For residences on the upper levels, Altitude apartment sliding doors were installed, incorporated with Derwent 76mm centre pocket framing to span the required oversized height and width dimensions. Altitude sliding doors are residential products with commercial credentials, able to operate effortlessly across large openings and boasting excellent weathering credentials.
With a depth of 76mm, the Derwent fixed framing is a slimline style, chosen to suit the panes of above-door glazing needed to complete the soaring 4.1m floor to ceiling heights of the penthouse level. The Altitude apartment sliding doors fully interface with 76mm, 101.6mm and 150mm framing systems, allowing for total design flexibility across the variety of spaces in the project.
At the retail premises and commercial offices on the lower levels, the glazing and framing were selected from Alspec products specifically equipped to cope with the demands of high use environments. Hunter Evo flush glazed framing was installed along with Swan Evo 45mm commercial doors and ProGlide High Performance sliding doors. Each type of door specifically features qualities developed for the high use expected in commercial and retail operations, while the Hunter Evo framing delivers a flush-finish popular in shopfront applications.
To complete the contemporary look, the primary aluminium framing for the windows and doors was finished in Ultriva Charcoal Pearl Matt, providing a pleasing dark contrast to the pale exposed concrete walls and warm timber flooring.
