Designers of the Koko residential development at Broadbeach, QLD have given all 99 apartments a north-facing aspect with generous ocean views.
With balconies as the focal point of the northern facade for each apartment, Alspec ProGlide high-performance sliding doors were selected to provide easy access.
Orientation is a major challenge in the design of apartment developments. Orientating living spaces correctly plays a significant role in reducing heating and cooling costs, and creating comfortable year-round homes. In the southern hemisphere, north-facing apartments maximise sun in the winter months when the sun is low in the sky to the north, and minimise sun in summer when the sun is further south.
Designed by Dezignteam Architects Projects, Koko Broadbeach apartments are optimised for residents who now enjoy all the advantages that come with the north-facing aspect of each unit.
With their commercial performance design, Alspec’s ProGlide sliding doors provide easy and effortless access to the spacious balconies. Featuring high-grade aluminium components, ProGlide doors are a robust product, able to withstand the effects of the development’s close proximity to the marine environment.
For hinged and pivoted doors across the complex, Swan Evo 45mm double glazed commercial doors were selected for their equally high-performance commercial-grade credentials, teamed with Hunter Evo 150mm double flushed glazed framing. Double glazing is an attractive addition to high rise apartments, keeping rooms cooler in summer while minimising heating needs in winter. Outside noise can be reduced by up to 60%, which is appreciated in more populated residential areas.
The Koko apartments are located over 25 residential levels, with every apartment designed to maximise natural light and views from the open plan living and dining areas. Residents can choose to be on a corner or have front-to-back apartments, with every apartment enjoying a section of the north-facing façade. The apartments sit atop a 6-level podium including parking and facilities such as pools, lounges, gyms and entertainment areas.
Centrally located on Elizabeth Avenue, residents can take advantage of the five-minute walk to access the spectacular Broadbeach and many local attractions, shopping and dining options.
