Marina Apartments is a premium quality residential project located in the exclusive Central Coast suburb of Point Frederick in NSW.
A six-storeyed, medium rise building with a split-level basement, the complex consists of 29 luxury apartments. Given the prestigious location and pricing, the design brief sought to push the boundaries with specifications and finishes hand-picked to fulfil the promise of exclusivity and luxury. All the units sold off the plan within weeks of the launch, breaking sales records for the Central Coast region.
West Gosford-based air conditioning specialist, Air Forced Air collaborated with the builder Central Real to deliver the tender requirements, which comprised of air conditioning in all 29 luxury apartments and basement mechanical services, including the car park exhaust, fresh air supply in the lobby, and a complete mechanical package for air and services. Each apartment would also require individual temperature controls.
VRF J-IIS systems from Fujitsu General (Aust.) Pty Limited were specified by Air Forced Air as they met the premium quality expectations of the project.
Each apartment required up to five indoor units to cover all the bedrooms as well as the living areas. Though the limited space above the wardrobes posed a challenge, it was resolved with the Fujitsu slimline bulkhead (ARXK) units, which incorporated mini ducts featuring drain pumps that made them ideal for this high-spec installation.
Fifteen outdoor units were placed on the roof while 14 were accommodated in the carpark. The units were wall-mounted above a garbage truck turntable in the basement, with no impact on the available floor space. The total system capacity of Fujitsu VRF systems installed at Marina Apartments was 373.6KW.
“We had a large ventilated area for the garbage truck to enter, so the units in the carpark were able to be hidden,” said Richard Ellis from Central Real. “This hasn’t presented any issues with noise or ventilation. There has been no negative feedback and the installation was defect-free, which is evidence of the quality of the skills provided by Air Forced Air and the Fujitsu system.”
Fujitsu General’s in-house project engineers worked with Air Forced Air to provide selection data, system design and efficiency ratings for the Marina Apartments specification.
