Salto announces an integration partnership with Erin Living Technologies, a resident management platform for modern communities.

The Salto and Erin integration is already live at Fitzroy & Co, Salta Properties’ first Build-to-Rent (BTR) project under their Est brand. Located in Fitzroy North, Melbourne, Fitzroy & Co is a standout BTR development offering lifestyle amenities such as co-working spaces, a gym, a record lounge, and a social club, alongside beautifully designed living spaces. Fitzroy & Co boasts the first white-labelled resident application in Australia, firmly establishing Salta’s BTR operational platform brand, Est in the market.

In a landscape where buildings often run multiple, fragmented technology systems, Erin simplifies life into a single, integrated application. This service targets BTR apartment residences, especially the growing market in Australia, where resident experiences and long-term brand relationships are crucial. Erin is a liveability super app that centralises all interactions for residents and building managers. It handles everything from move-in/out processes, apartment access control, and booking amenities, to checking rent updates, deliveries, communications, and maintenance requests. Erin aims to enhance resident experiences, leading to happier residents, longer tenancies, and positive brand growth by prioritising liveability functions, with mobile access being a key component.

Salto KS completes the single-app puzzle, enabling every access point, from base building to apartment doors, to be covered and managed through the Erin application.

“We are excited to integrate our leading cloud access control solution, Salto KS, with Erin,” says Brandon Esplin, Living Spaces Lead at Salto Oceania. “Salto prioritises the resident experience in our product design, and this focus is aligned and clear in Erin’s comprehensive approach. It has been fantastic to see the partnership come to life with Salta Properties’ BTR brand Est, with the app experience integrated into their Fitzroy & Co. development.”

Salto KS is a reliable cloud-based smart access control solution with unified software/hardware architecture and an open ecosystem. It has best-in-class connectivity, industry-leading digital security, and a worldwide customer base. Both Erin and Salto KS integrate with a host of Property Management Systems (PMS).

Chris Efthimiou, Sales Director at Erin, says, “For Erin, Salto KS acts as a key piece of a complete integrated technology stack. Salto is unique in offering the whole journey from base building access control through to the apartment door locks. For both the resident and building manager, this means only a single system to use and maintain.”

“Liveability features are vital, and the guest mobile key feature available with Salto KS and the Erin app is a standout,” Chris continues. “Our integration enables residents to self-manage access for friends, family, and contractors. Residents can provide a secure, timed, and audited mobile key, delivered right to their guests’ smartphones.”

With guest keys, residents take control of their access needs – inviting friends and family, or providing access to contractors without needing to be present. This independence has become a selling point, delighting residents and reducing access requests to building managers, all without compromising security. The integrated mobile key is also an engagement driver, as Erin has seen some sites achieve a 100% app usage rate where Salto is installed. Such uptake results in a suite of benefits, including a great return on investment. Operationally, this means residents will be active should the building manager need to send out a community notification or organise works, driving efficiencies and streamlining communications.

Finally, an often-overlooked asset – data. Salto KS logs all lock usages, which, when fed into Erin’s systems, can provide insights on amenity usage, feature usage, and more. Erin predicts that as the market matures, developers will benefit from using such insights to build their brands, improve their offerings, and increase attractiveness to investors.

According to Salta Properties Chief Operating Officer Emma Woodhouse, being able to offer Est residents a fully integrated digital app goes hand in hand with the residential hospitality experience the Est brand has sought to achieve from the outset.

“The ethos of our Est brand is to enable residents to truly live their best lives, by taking the pain out of renting and instead providing convenience and seamless service led by our in-house operations team,” said Woodhouse.

“Not only does the Est app enable an incredibly innovative experience for our residents within our BTR developments, such as Fitzroy & Co, it allows our team to support, inform and keep our residential communities up to date, able to provide solutions and allows us to provide enhancements to their living experience, all based on data and insights made available through the app.”

“In our market,” Chris concludes, “We would champion the shift to brands, not simply buildings. Erin offers a white-label solution and with every resident touchpoint a success, this can help build a positive association with that brand. So, if a tenant moves from say, Melbourne to Brisbane, they might think to search offerings from the provider in the new location.”

“And from the developer and resident’s perspective,” continues Brandon, “they don’t need a new app, or to learn a new system, Salto and Erin can continue with them.”

With several combined sites set to launch soon, the Erin Living Technologies and Salto integration is ready to enhance resident experiences across Australia.
