Aspire, an advanced concrete from Boral Concrete was a key factor in the success of The One Residences in Brisbane, QLD.
Boral’s high-strength concrete Aspire was specifically developed to maximise floorplans in commercial and high-rise buildings and increase productivity.
Multiplex chose Aspire for The One, an 81-storey residential tower in Brisbane's CBD, for its higher-than-standard elastic moduli and low shrinkage performance.
Aspire addressed the building's differential shortening challenge arising from differing cross-sectional dimensions such as the core wall, mega-columns and thin blade columns of the 274-metre tall building.
Aspire also provided a solution to improve stiffness, reduce drying shrinkage by 200 microstrain and lessen potential creep for thin elements. According to Multiplex estimates, Aspire helped save the company an additional 76 days at an estimated cost of $2.3 million during the construction of The One.
For the use of Aspire concrete in The One project, Boral received the 2019 Urban Developer Industry Excellence Award for Best New Building Product in Australasia. This award recognises an innovative building and/or construction product within the property industry.
“Multiplex had to look at unconventional methods. It was not feasible to increase the stiffness of the columns conventionally as the increase in reinforcement and/or concrete strength that would be required was insurmountable. By adopting Boral’s high-stiffness Aspire mixes, Multiplex was able to substantially mitigate the risk to finishes from differential shortening as well as reduce the risk to program,” said Matt Irwin, design manager (engineering), Multiplex.
The One is part of the $1 billion Brisbane Quarter development on the site of the city's former law courts. The precinct also features a retail area, as well as the 300 George commercial tower and W Hotel.
