SBS Group engineered and fabricated a steel framing system to precise requirements for the Bella Vista Apartments project in Mt Buller, VIC.
Designed by SL Architecture and Salter Architects, the six-storey Mt Buller apartments required a prefabricated system to support a 7.5kPa snow load without jeopardising the ceiling height, achieve the required BAL rating, and enable quick erection on site due to limited construction timeframes.
SBS detailed, engineered and fabricated the top level walls and trusses in-house to withstand heavy snow. The steel frames were delivered on time before the onset of winter.
According to Angus K, project manager at One Construction Group, the LGS solution helped them avoid using a portal framed system with infilled metal framing to satisfy the fire engineering requirements. The prefabricated frames reduced their erection process from stick building by at least half, saving approximately 4-6 weeks on normal build time. The frames were also extremely accurate to the shop drawings.
Additionally, since steel framing does not bow or twist, their services and finishing trades were able to rough in without requiring any framing to be straightened.
SBS Group supplied a total of 25,211 L/M of steel framing for the project.
